Common roof problems

At some point in a roof’s life problems start to emerge. It can start with something small or minor with seemingly no effect then suddenly a leak, a crack, soon the rot starts and then more complications follow. Oftentimes when a problem emerges it is always best to have the issue inspected to ensure that seemingly minor problems do not evolve into bigger and costlier ones.

It is important to point out that a roof with issues can be dangerous if not approached properly. In most cases, a DIY solution might prove hazardous for both the homeowner and the roof. It is always best to have an expert properly diagnose the issue in order to get a good understanding of the true extent of the problem.

Below are some of the common issues that roofs face:

Roof Leaks
By far the most common problem that affects roofs of all kinds. There are many reasons why a roof could leak such as: age, cracked or faulty flashings, rust, storm damage, failing sealants, missing or damaged screws and nails to name but a few.

Some of the more common areas where leaks are spotted can be found:
  • In and around the gutters
  • Skylights
  • Flashings
  • In low spots in the roof or valleys
  • Penetrations such as vents or pipes
  • Fixtures (Screws or nails that have failed)
  • Deteriorated sealants

Another telltale sign of a possible leak would be water damage inside the house. Noticeable discolouration from the ceilings or if mould and fungus are starting to form in the part of the house.

Holes, Gaps, Punctures
There are many things that can perforate a roof. Sometimes old fixtures such as nails which have failed or rusted completely can leave a gaping hole where water can enter the roof cavity. For those who have trees very close to their roofs, branches that come into contact with the roofing surface can deteriorate the surface area of the roof over time. This deterioration usually leads to damaged coating and paint which hastens the likelihood of rust and perforations happening to the roof.

Substandard Installation
As tempting as it might be to go with an inexperienced or unqualified roofer for savings in the short term, the reality is that it will likely cost you more in the long run. A common headache that professionals face with problematic roofs is a poorly installed, DIY or ‘quick fix’ measure taken by other roofers. While seemingly capable of addressing the issue, the truth of the matter is that this type of job entails cutting corners. It isn’t too surprising that some of the most deteriorated and expensive roofing jobs look like they have been patched up multiple times over the years in an effort to save money.

It is always good to remember that a good roof over your head is a good investment. The better you invest in your roof, the better the returns, or in this case, a worry-free roof that will keep you safe, dry, warm and happy for many decades to come.
